WHAT APIS OFFERS

  1. We over see the drawing up of your legal contract and specifications and any variations to the contract.
  2. We inspect the property at the following stages and advise you of when that stage is satisfactorily and duly complete for progress payment of that stage. This may conflict with what the Building regulators in each state. But we are only interested in your best interest.

A/  Slab down stage   B/  Frame stage   C / Lock Up stage.   D /  Completion stage.

Building Dispute Reports.

LEGAL DOCUMENTATION

We will explore the following aspects of your Legal documentation before you sign. 

  1. Has the lodgment for progress payment falling in line with the actual payment stage or is the lodgment been lodged early.
  2. Has the stage of construction been  satisfactorily completed for payment.
  3. Make sure all payments fall inside the industry guidelines.
  4. Our inspection will look at the quality of workmanship and comment where it falls outside the legal tolerances.
  5. Make sure the job is progressing as per the Building contract.
  6. Check your Specifications and Primary cost items or known as P.C items are adequate to reduce a bill for variations at the end of the contract
  7. Help you with a selection criteria for Your P.C. Items to avoid a Cost Blow Out.
  8. Check any variation before signing off on a variation.
  9. Make sure all Local Council inspections are carried out and documentation is passed on to you.
  10. Make sure all Engineering inspections are carried out and paperwork is passed on to you.
  11. Engineering certification is Extremely important for Slab and Frame stages. 

SLAB STAGE

  1. Make sure site preparation is as per the Engineering drawings
  2. Make sure Local Council inspections and engineering certification has been passed prior to pour.
  3. Make sure workmanship is satisfactory.
  4. Make sure slab pour is complete prior to payment.

FRAME STAGE INSPECTION

  1. After the frame is completed and  the Local council and Engineers inspections have been carried out.
  2. We will check for a rectification of any defects by Engineers and Local council.
  3. We will check all aspects of satisfactory workmanship
  4. We will make sure all the required paperwork from both the Engineers and Local council has been passed on to us.
  5. Once all the paperwork has been checked off and we are satisfied with the finish of this stage then payment can be made.

LOCK UP STAGE

  1. This stage is carried out prior to internal lining is installed
  2. We will make sure your selection for wet areas and all electrical components is complete prior to these trades moving in order to prevent hold ups on the job.
  3. Phone and internet cabling to be installed at this stage inc TV cabling.
  4. All pre plumbing to be installed
  5. All pre wiring for electrical to be carried out and that the wiring for smoke dectors are positioned.
  6. This stage will incorporate the installation of all Roof Fascia and guttering.
  7. The installation of windows and all doors including Garage Doors and the External cladding.
  8. We will request all certificates for windows are forwarded on to you.
  9. We will check the finish of the installation of all the above components for this stage.
  10. Make sure there is no alterations to the Engineers drawings.
  11. Once all the paperwork has been checked off and we are satisfied with the finish of this stage then payment can be made.

BUILDERS HANDOVER INSPECTIONS

  1. Provide you with a detailed report that comments on every aspect of the building.
  2. Go thru the building and check for satisfactory quality of finishes of all the trades involved.
  3. Make sure all defects are rectified prior to payment
  4. Provide you with information about Termite management to the property.

Reinspection Can be arranged where and as required.
