A Standard Pre purchase building inspection report as defined under the Australian Standards A.S.4349.1 does not incorporate a Dilapidation report as part of this report.
A Dilapidation report is classed as a Special Purpose report.

Dilapidation reports identify the actual state of walls, Ceilings and Externals of the building including any other structure to the property.
This report will describe in detail the nature of any defect and provide you with photos of the defects and how many defects are present at the time of the inspection of the property. These defects will mainly concentrate on Cracking to the building and holes or damage or anything that could be used against a company or person.
The purpose of these reports is to provide evidence prior to commencement of works being carried out.
These reports may be required for the purpose of
1. Prior to road works commencing.
2. Prior to construction works commencing
3. Prior to drilling
4. Prior to explosive devices being set off in a region.
Once works have been completed we will as organized go back to the property and re evaluate toe report to identify any changes to the original report.
